A Building Survey represents the most comprehensive inspection option for residential buildings, conducted by Chartered Surveyors. The surveyor provides information on the property's construction and its current state.

A Home Buyers Report offers a professional evaluation of a property's condition. You have the option to select from three types of surveys, each providing different levels of detail.

Types of Home Buyer Reports

RICS Home Condition Report (HCR)

The most basic survey employs straightforward 'traffic light' ratings to assess critical aspects of the property's condition. It includes examinations of services like gas and water and is most suitable for conventional properties and newer homes.

RICS Home Buyer Report (HBR)

This type of survey is particularly well-suited for conventional properties that are in a reasonably good condition. The report identifies any issues impacting the property, provides guidance on necessary repairs and maintenance, and estimates the cost of rebuilding the property in the event of its destruction.

RICS Building Survey

The most comprehensive survey option, this provides an in-depth assessment of a property's condition. It's especially advisable for older houses. This survey utilizes a 1, 2, and 3 rating system to flag serious issues requiring attention and outlines the repercussions of neglecting them. Additionally, it offers estimated repair costs.

Energy Performance Certificates (EPCs) are a rating system designed to provide a concise overview of a building's energy efficiency. The rating spans from A to G, with A being the most energy-efficient. The EPC also includes recommendations for cost-effective methods to enhance your home's energy efficiency rating.
